Buying your first home is a big step, and it's normal to feel unsure. Here is a practical path we walk our clients through.

Steps

  1. Set a realistic budget — include not just the price, but notary fees, taxes, and any agency costs.
  2. Get your documents ready — ID and proof of funds make your offer credible.
  3. Verify ownership — ask for the possession certificate (fletë poseduese) and check the cadastral record.
  4. Visit more than once — at different times of day, so you know the light and the noise.
  5. Use a written, notarized contract — with clear terms and dates.

Take your time. A good purchase is one you understand fully — never one you felt rushed into.
